Coimbatore back on track as retail market booms

Coimbatore is a growing market in residential and retail space.

After a spell of recession through the 1990s, Coimbatore is getting back on track.

The end of the textiles quota regime under the Multi-Fibre Agreement, the promise shown by the Information Technology (IT) sector, rising exports and the jump in the number of BPO (business process outsourcing) centres in the city have all helped the real estate boom in the city. Now land prices in the city have stabilised after about 125-150 per cent growth over the last two years.

Residential development is still booming in the city, says Srinivas Anikipatti, regional director, Colliers International.

There is a shortfall of at least 15,000 apartments in the city, of which some are under the planning and development stages. There is shortage of hotel rooms too. Taj is planning to develop a new business hotel in Coimbatore while there is news that Hyatt and DLF are also scouting for properties here.

Just 20 km x 25 km in size, this small city has been an industrial hub for a long time now and offers quality manpower and educational institutions.

Wipro has bought land for its proposed campus at a south-west location of the city, according to Knight Frank India. TCS and Cognizant, which already have their training centres here, are planning to launch new facilities.

Also, the Tamil Nadu government has acquired land for the 1.2 million sq feet Tidel Park II, on the lines of the one in Chennai.

The Kumaraguru College of Technology, off Satyamangalam Road, has leased space within its campus to software major Cognizant Technology Solutions.

CTS has already taken about 40,000 sq ft of space here while medical transcription leader, Healthscribe India, has booked about 60,000 sq ft in the campus. According to Trammell Crow Meghraj, it is also building a 3 lakh sq ft IT facility just outside the college campus, exclusively for CTS.

Avinashi Road, which is the prime spine of the city, connecting it with the railway station and the airport, is seeing development in both commercial and residential sectors.

The Electronics Corporation of Tamil Nadu (ELCOT) too is working on an IT SEZ on 29 acres off Avinashi Road. There is talk of the Bannari Amman Group doing a hightech SEZ on 100 acres, again off Avinashi Road.

ETL Infrastructure Services’s IT Park on Avinashi Road over 14 acres will offer about 8 lakh sq ft of IT space. On the whole, the city is expected to get about 6 million sq ft of space over the next two years.

RESIDENTIAL DEVELOPMENTS
The concept of housing in Coimbatore has changed over the last few years. People in this industrial city now have high per capita income.

Many were already rich and, with IT coming in, more have joined the bandwagon. Coimbatore essentially has been a city of independent houses and villas but many are looking at apartments now.

And though apartments may be a fairly new concept in the city, a lot of projects have kickstarted here. The first apartment project was done by the Rahejas in the early 1990s on Race Course Road, though more have started to enter the market lately.

Today there are countless small and big apartment projects in the pipeline, and people are actually buying them. In upmarket locations like Race Course Road, there has been a perceptible trend of redeveloping the bungalows to apartment-style developments.

According to Knight Frank estimates, approximately 3,000 residential units are under construction. Of these, about 50 housing projects are being done by the organised players in Coimbatore.

In the next few years, Avinashi Road will be the new residential hub as well, with a majority of the projects located here. Trichy Road and Mettupalayam Road are other areas where developers hold land at the moment.

There are smaller developers like Srivatsa Real Estates who have developed villas, row houses and apartments over 20 on Mettupalayam Road. Sri Ram Properties too has plans for 33 villas and 128 apartments on 10 acres off Avinashi Road.

Apart from smaller players, big developers too have converged in Coimbatore. Emaar-MGF and DLF have bought land in the city while L&T has 100-plus acres of land here. Then there are the Puravankaras, MetroCorp-Jurong, Sahara Homes, Renga Constructions, Shriram Properties, Rahejas, Ceebros, Arihant and Khivraj.

Though posh locations of the city are R S Puram, Saibaba Colony and Race Course Road, the real estate face of Coimbatore is in areas in and around the L&T Bypass, Trichy Road and Avinashi Road. Some of the bigger players also have plans for large integrated developments.

The MetroCorp-Jurong combine is working on two large integrated townships — Monte Vista on 40 acres on Sundaka Muthu Road and Know-ledge City on 350 acres on L&T Bypass Road. Monte Vista will include 3,000 two- and three-bedroom apartments, an IT Park on 15 acres, a large hospital, a shopping mall and a club.

Apartment sizes there will be below 1,500 sq ft. Deepak Krishnappa, chairman and CEO, MetroCorp Housing Corporation, informs that the Monte Vista projects caters to the value-for-money segment.

Knowledge City, which is a ramped up version of Monte Vista, will see — apart from apartments — duplex villas, and town homes, some high end luxury apartments, villas and homes with sizes ranging from anywhere between 1,200 to 8,000 sq ft of built space.

The 350 acres will also see a hotel, a convention centre, a shopping mall and a world class hospital.

Ashish Puravankara, managing director of Puravankara Projects, says since Coimbatore residents are vaastu-sensitive, most vaastu aspects will be incorporated into their apartment complex project on 17.5 acres of land.

The project under planning is expected to have 1,116 apartments of upto eight-storey complexes. “Our focus is on large townships,” explains Krishnappa.

Sahara City Homes is also in Coimbatore and is located at the National Highway — NH 209, Sathy Road, Sarvanampatthy. Spread over 113 acres, it will have a Sahara Mini Hospital with telemedicine, premium education facilities, shopping mall and multiplex, a hotel and a club.

THE RETAIL SECTOR
As is the trend across India, no growing city can live without its ample retail spaces. Coimbatore too is seeing a number of new malls being developed.

According to Knight Frank, around five malls with a built up area of approximately 2 million sq ft will be operational in the next 2-3 years. Zee’s Essel Group has acquired land at Peelamedu, Avinashi Road to develop a retail mall called Forum with a multiplex and food and entertainment centre.

Brookefields Developers are developing a 3,00,000 sq ft mall on the erstwhile Brook Bond Factory land on Krishnaswamy Road which will be operational sometime in 2007.

The Surat-based Daga Brothers have a plan for a mall on Avinashi Road while E-city Ventures has plans to develop a multiplex on 3.5 acres along the Coimbatore-Tirupur Link Road.

Siruvani Dam has enough water

Siruvani Dam has enough water that can meet the city's drinking water demand for the next five months, according to the Coimbatore Corporation. The dam had on Tuesday (February 27) 51.58 ft of water, against the full reservoir level of 67.44 ft.

The civic body says this is enough to make a comfortable supply till the South West Monsoon sets in during the first week of June.

Assessment of the situation normally begins in mid-February.

This year's mid-February level of 56.62 ft was two ft less than last year's.

The Corporation, however, says that there is no cause for alarm though the level on Tuesday dipped by five ft since February 15.

The difference in the storage may be pointing at a rising population in the city, because the amount of rain in both years had more or less been the same.

Water overflowed from the dam for close to two months from July-end last year.

This had been possible because of heavy rain during the South West Monsoon. And this has helped in a good storage even now.

The sources say that this is the third comfortable summer the Corporation is heading for in terms of drinking water position, compared to the scarcity-hit ones from 2000 to 2003.

Though it is faced with the task of providing more than 20,000 house connections in 535 unapproved layouts, the Corporation does not think it will run into trouble.

The connections are mostly in the eastern part of the city that is served by the Pilloor water scheme.

The western section served by the Siruvani scheme has very few unapproved layouts and it is mostly made up of the old municipality areas.

The Corporation is already providing one million litres a day (mld) each to the Kuniamuthur and Kavundampalayam municipalities, out of its share of 83 mld of Siruvani water.

The Corporation says it draws courage from the position in the Siruvani Dam to provide water to other local bodies that are totally dependent on this dam.

Once the Pilloor Phase II scheme is implemented, the Corporation need not agonise over the storage figures during summer and frantically count the number of days left for the monsoon

Digital Image equipment to help heart disease

A modern equipment that can produce digital images of the heart helps in precise diagnosis of diseases and placing of devices such as stents to overcome blocks in the blood vessels.

The 3D (three dimension) Reconstruction Software Digital Angiography Machine is capable of capturing the images of the finest vessels and anatomy of the heart while placing such devices, said a press release from G. Bakthavathsalam, Chairman of K.G. Hospital where the equipment was commissioned recently by Electricity Minister Arcot N. Veerasamy.

ELCOT now looks for land partners

Electronics Corporation of Tamil Nadu (ELCOT) now looks at partnering with individual landholders here to develop Information Technology parks.

According to ELCOT Managing Director C. Umashankar, landholders can retain a portion of the land, letting the Corporation develop an IT Park in the other portion. "Non-availability of land with us hampers development of IT parks here," he says.

Pricing depends on the area and it can be negotiated. "We need at least 1,000 acres for a full park," says Mr. Umashankar. Since such a large area may not be available with one individual, a group of landholders can form a consortium and partner with ELCOT to develop an IT park.

Comprehensive development of a park requires vast stretches of land.

This should be located in the outskirts of the city and within 20 or 25 km from the city limits, preferably close to the highways.

"We want to have a land bank as we have to create the whole ecosystem," he adds. Though a number of Information Technology companies want to start operations in Coimbatore, ELCOT does not have adequate land here. So, it will have to concentrate on other cities, he says.

Currently, ELCOT has acquired 29 acres near Coimbatore Medical College for a Tidel Park and will also alienate a portion of the land to Wipro and Tata Consultancy Services for development of their facilities.

The health department has agreed to hand over another 27 acres, a contiguous site.

However, with demand soaring to about 2,000 acres, ELCOT would like to acquire more land in and around Coimbatore for development of the IT and ITES sectors.

Air Sahara's plan for Coimbatore

Air Sahara is set to add another destination and increase flights on the domestic sector besides launching a new flight on the international sector, Sahara Samay sources said.

According to the channel, Kuala Lumpur will be added to the airline's network from March 19, making it the fifth international destination after Sri Lanka, Nepal, Singapore and the Maldives.

Air Sahara is offering the Delhi-Kuala Lumpur-Delhi flight for Rs.13, 000 (plus taxes), which includes a two-night-three-day stay, an airline statement said on Tuesday.

In addition, the airline will begin a direct flight from Thiruvananthapuram to the Maldives from March 10. It will also offer a connection from Delhi and Cochin to Male on this flight.

To strengthen its presence in southern India, Coimbatore will be added to the route network from March 10 with two daily direct return flights to Delhi and Bangalore.

Coimbatore will become Air Sahara's 27th domestic destination.

The airline will add, from March 10, two new flights between Cochin and Delhi to add to the one that currently operates. Connections to Bangalore and Thiruvananthapuram will also be available from Cochin.

The expansion on the domestic front began on Feb 22 when Air Sahara began operating daily return flights between Hyderabad-Pune and Nagpur-Pune. A new connection between Mumbai and Srinagar (via Delhi) is also being offered.

Air Sahara president, Alok Sharma, said: "We are moving ahead with our expansion plans and we will continue to bring new flights to new destinations at very convenient timings and at attractive prices in the future".

Engineering outsourcing comes to Coimbatore

Lucrative outsourcing opportunities in the field of civil engineering have now arrived in Coimbatore. Some early birds have started tapping them.

The consulting civil engineers get contracts from clients in the U.S., besides European and West Asian countries. Quality is assured, they say. Clients outsource works such as structural designing, material and structure testing, foundation analysis and design and project planning. "The main reason is cost competitiveness here," says Mr. Raghavendran, a consulting civil engineer here, who now works on a structural design for an overseas project. The cost here comes to just 20 per cent to 50 per cent of that incurred in the U.S. or West Asian countries, he said.

Mr. Raghavendran works from his office here with a team of civil engineers. Clients give him the specifications and they do the designs here, staying in touch with the client and architects at the other end.

"It needs specialisation," adds S. Pichaiya, national president of the Association of Consulting Civil Engineers (India). With globalisation and the growth of communication facilities, outsourcing offers lucrative opportunities for civil engineers here. People realise that with its good educational institutions, the city offers vast scope for project outsourcing. Orders come for domestic projects too.

"We should have knowledge about the types of building, and about the international standards," explains Mr. Raghavendran. Young civil engineers who join firms that do outsourced projects are given orientation on relevant aspects.

Connect Coimbatore-2007 from February 27

The seventh edition of 'Connect Coimbatore-2007,' here on February 27 would showcase emerging business opportunities in the hardware sector, apart from deliberating on growth potential of the IT and ITES sectors and strategies to attract investments.

The theme of 'Connect Coimbatore' the reincarnated version of the annual 'CoimbatoreIT.Com, would be 'Creating Entrepreneurs for Sustaining the IT Growth in emerging IT Centres,' Jayakumar Ramdass, Chairman, CII Coimbatore Zone, told reporters here today.

The conference would focus on sessions like 'Building a global IT services company-- experience sharing, the platform for IT growth-education and infrastructure, Emerging Business opportunities in hardware sector and creating entrepreneurs fo sustaining the growth of IT in Coimbtore, he said.

As Chennai emerging as the hardware capital of India, with leading companies like Motorola, Alcatel, Flextronics having established their operations, there was huge potential for the manufacturing sector in Coimbatore to tap the business opportunity offered by this sector, Jayakumar said.

Dr C Chandramouli, Secretary, IT Dept, Tamil Nadu, R Rajalakshmi, Director, STPI, C Uma Shankar, Managing Director, ELCOT would address the conference, in which around 100 experts are expected to participate.

The CII, STPI and ELCOT are jointly organising the event.

IT companies book space in Coimbatore

Information Technology (IT) companies have booked about two lakh square feet for occupation at the Tidel Park here. The park will have a total built up area of one million sq. ft.

Managing Director of the Electronics Corporation of Tamil Nadu (ELCOT) C. Umashankar told The Hindu on Saturday that confirmation was awaited from companies for occupation of more area.

"By the time construction works start for the park the entire area will be booked," he says. Most of these would be small and medium-scale enterprises.

Chief Minister M. Karunanidhi laid the foundation for the park here on Saturday. Building works at the park are expected to start in a couple of months and would be completed by November or December 2008. The park is coming up at a total investment of Rs. 300 crore.

Mr. Umashankar said lands would be handed over soon to Wipro and Tata Consultancy Services (TCS) for their facilities at the IT park here. The park was coming up on 29 acres near the Coimbatore Medical College.

While the Tidel Park, jointly promoted by ELCOT and the Tamil Nadu Industrial Development Corporation, would occupy 10 acres, Wipro would get 10 acres and TCS five acres.

Notification awaited


The final customs notification for Special Economic Zone status for the park was awaited, he said.

ELCOT was waiting to get another 27 acres from the Health Department.

Madurai, Tiruchi, Salem will also have IT parks

All cities in Tamil Nadu will have information technology-driven development on the lines of what has happened in Chennai, Chief Minister M. Karunanidhi said in coimbatore on Saturday.

Launching a Rs.300-crore information technology park for Coimbatore and drinking water projects, Mr. Karunanidhi said Madurai, Tiruchi and Salem too would have such parks. The Coimbatore park would provide 10,000 direct and 2,000 indirect jobs. With various schemes, including information technology parks, the Government hoped to eradicate unemployment.

Foreign investment


He said the State attracted Rs.4,000-crore foreign investment in the last eight months. More investments were in the pipeline.

Distributing monthly doles to educated unemployed youth, Mr. Karunanidhi said the scheme covered over two lakh people when it was launched on November 11 last year. The second phase launched here on Saturday would cover more than 3.10 lakh youth, including over 1.03 lakh in Coimbatore district.

Projects launched


While 12.30 lakh youth were covered in the first phase, the number would touch 18.41 lakh in the second phase. "It is not as if these people have been provided with jobs. This only provides relief until they get jobs." The Government would soon come out with a programme to train these beneficiaries to ensure that they possessed necessary skills to find employment. Mr. Karunanidhi also laid the foundation for three drinking water supply schemes -- Pilloor Phase II for Coimbatore city at Rs.113.74 crore and two combined water supply schemes for two clusters of suburbs involving an expenditure of Rs.30.38 crore and Rs.35.47 crore.

The other projects are Rs.96.51-crore solid waste management scheme for the city and a ring road and flyovers at a cost of Rs. 70 crore at Tirupur.

Union Minister for Communication and Information Technology Dayanidhi Maran said major information technology firms would set up shop at the proposed park. The work would be completed in 18 months. "The Chief Minister wanted me to take information technology revolution to other cities also. Thousands of youth will get jobs in Coimbatore."
